The Break-In Isn't the Only Thing That Empties a House.
A slow leak under a water heater or an AC left running with a door open does quiet, expensive damage. Environmental sensors are the least glamorous part of a system and often the fastest to pay for themselves: they catch the small problem while it's still small — before it's a floor, a ceiling, or a $1,200 utility bill.
The Equipment
What We Install.
Representative lines, not a locked menu. The exact models come out of the walkthrough, matched to your property.
Water & Leak Sensors
Water heaters, under sinks, laundry — the first drip sends an alert.
Smoke & CO Detection
Monitored life-safety that alerts you and the people you choose.
Temperature Sensors
Freeze and heat alerts for garages, attics, and server closets.
Climate Rules
Set-point limits and open-door AC cutoffs that protect equipment and energy bills.
How We Choose
Picked for the Spot It's Going In.
Every recommendation starts on-site. Arthur walks the property with you — entries, sightlines, wiring, how you actually use the place — before anything lands on a quote.
The system gets designed first; the equipment gets picked to fit it. If a piece doesn't earn its place, it doesn't go on the invoice.
Good For
See It in Your Situation.
Equipment only makes sense in context. Start from your kind of property and see where this category fits.
Straight Talk
“Is this worth it for a primary residence?”
Ask anyone who's had a water heater let go on a Friday night. A sensor costs less than the deductible — and if you travel at all, it's the difference between a mop and a remediation crew.
Questions People Actually Ask
Answered Before You Even Call.
Do I have to sign a contract?
No. We don't do contracts — everything ongoing is month to month. That's it. It's the question we get asked most, and it's the easiest one to answer.
Do I own the equipment?
Yes — completely. Nothing is rented, nothing gets repossessed, and if you ever cancel monitoring, the system on your walls keeps working for you. This is the second question everyone asks, usually right after contracts.
Is professional monitoring required?
No. It's your choice. Most customers want 24/7 central-station response and keep it because it's month to month — but if you'd rather self-monitor from your phone, we'll set the system up that way just as carefully.
What about false alarms?
Modern systems make them rare. Your code at the smart lock disarms the alarm as you walk in, so there's no keypad fumble. And if an alarm does trip, video verification can confirm what happened before anyone gets dispatched.
Not Sure Which Damage Protection Setup Fits?
That's exactly what the free on-site walkthrough answers. Arthur looks at your property, listens to what's on your mind, and designs around what he finds — no obligation, no pressure.
